Harmony EDA – Housing Rebate Program
The Harmony Economic Development Authority (EDA) offers cash rebates to encourage new housing construction and major renovation projects within the City of Harmony. Rebates range from $1,500 to $20,000, depending on the final taxable value of the property.
Who IS Eligible
- Property owners or builders who are constructing a new home in Harmony.
- Property owners renovating a currently vacant or seriously dilapidated home in Harmony.
- Spec/model homes built in Harmony also qualify.
- Applicants of any age, income level, or residency may apply. You do not need to already live in Harmony. (You MUST be purchasing a home or remodeling a home LOCATED in Harmony however to be eligible)
Who is NOT Eligible
- Individuals seeking free housing or cash incentives to move to Harmony.
- Projects outside the City of Harmony.
- Renovations that are considered normal home improvements or maintenance, such as:
- Kitchen remodels
- Basement finishing
- Additions
- Routine updates (painting, flooring, etc.)
Key Requirements
- EDA approval must be obtained before any construction begins. Applications submitted after work has started will not qualify.
- Rebates are based on the final estimated taxable value of the new or renovated structure.
- In most cases, rebates are paid once:
- All exterior features of new construction are complete (roof, siding, windows, doors, etc.), or
- The county assessor has determined the final assessed value of a renovation project.
- Rebates must be claimed within 12 months of approval.
- Applicants must be current on all city obligations (taxes, utilities, zoning compliance, etc.).
Program Timeline
- Applications are reviewed on a first-come, first-serve basis.
- The program will continue until funds are expended or the City ends the program.
